Interest Only Mortgages Provide House Sellers With A Real Problem In A Downturn

Interest only borrowing appeared to be a suitable choice for purchasers five years ago, when house prices were soaring and the industry was progressive. Purchasers took advantage of them to speculate on the property market, assuming that they could make more money on the increased house price than they would need to pay out in interest. Others merely used the situation to obtain a much more expensive house sooner, and bargained on sorting out the repayment at a later date. This was a good idea up to a point but then the market took a massive tumble and all those people on interest only mortgages were abruptly living in a reducing asset.

The problem is most difficult if the home owner purchased at the peak of the market. In this instance they could now be paying interest on a loan that will not be redeemed if the house is sold now. This is still not a total disaster unless you must make a quick property sale because of your personal situation. If you can wait then you are best to do so and wait until the market improves and your house grows in value above your outstanding mortgage. If you are unable to wait, and have to sell house fast, things become a little more tricky.

In order to make a sale currently property owners have to cut their asking price considerably, even lower than the market value. As your house may already be standing you at a loss this is a further blow, but one you need to put up with if you are to have any chance of a sale. The amount of purchasers out there is very low and they have a lot to choose from and not much competition. Also take into account the fact that only home owners who must sell have their property up for sale currently (others who are able are just sitting it out) and so they are all priced with that in mind. On the whole the best thing to do, is to wait it out if you are able.
