Interest Only Mortgages Give Sellers A Real Headache In A Downturn

Interest only mortgages appeared to be a suitable decision for buyers in the not so distant past, when property prices were soaring and the market was buoyant. Buyers made use of them to invest in the housing market, thinking that they could make more profit on the rising house prices than they would need to pay out in interest. Others merely used the opportunity to get a much grander house sooner, and banked on sorting out the repayment at a later in the term. This was ok up to a point but then the prices took a massive tumble and all those home owners on interest only mortgages were soon sitting on a dropping asset.

The problem is worst if the home owner purchased at the top of the market. In this instance they could now be paying interest on a loan that will not be redeemed if the house is sold currently. This is still not an entire catastrophe unless you must make a quick property sale because of personal circumstances. If you can wait then you are best to do so and wait until the market recovers and your house increases in value above your outstanding mortgage. If you cannot wait, and must sell house fast, things become a little more tricky.

In order to achieve a sale at the moment property owners have to lower their asking price by a long way, even lower than the market value. As your home may already be standing you at a loss this is an additional problem, but one you need to put up with if you are to stand any chance of a house sale. The amount of purchasers out there is very low and they have a lot to choose from and not much competition. Also add in the fact that only home owners who need to sell have their property on the market at the moment (others who are able are just waiting it out) and so they are all priced with that in mind. On the whole the best course of action, is to wait it out if you can.
